Helios Slough is a joint venture between Slough Estates (SEGRO) and Helios. It is a major player in property and logistics space. The proposed development would provide 330,000 sq metres of rail-linked distribution space, meeting an identified need in the South East. The project has been controversial locally as it is in the Green Belt.
We carried out a detailed review of the potential economic benefits from the development. This looked at the local employment and other benefits, including an assessment of the scale and geographical spread of employment opportunities. At a UK level we assessed the Gross Value Added (GVA) via different methodologies. These included an assessment of the benefits from travel time and reliability savings.
The report was used to inform central government about the benefits of the project and the costs of delay.
